Everyone wants a ski condo in Ellicottville, but what do you do the rest of the year? Golf? Tennis? Hiking?  Certainly skiing is foremost on most peoples minds when it comes activities in our area.  And this condo doesn’t skimp on the skiing convenience. Located in the Snow Pine complex it’s a few steps  to the new quad lift at Holiday Valley.  But, this condo makes Summer fun available as well.  It’s within yards of the Snow Pine tennis courts, and the bag drop for the golf course is just around the corner.  Holiday Valley is considered one of the best mountain biking spots in the country, and hiking trails are just down the road.  As is that’s not enough, there is also the Mountain Coaster and Aerial Park.

The condo is impressive enough all by itself.  Instead of opting for the usual garage, the owners installed a ski room at the front of the unit.  Its got plenty of room for changing out of wet clothes, room to stow all the snow gear, and a tile floor to keep the mud from the rest of the house.  The great room has a cathedral ceiling that rises to a dramatic height.  Sliding glass doors provide access to the deck that is embraced by the trees.  The room is warmed by a wood burning fireplace.  The dining area is adjacent to the breakfast bar, which serves as a handy pass through when guests are at the table.  The kitchen bigger than in most condos, with wood cabinets and a wood back splash.  There is a half bath on this floor.

The master suite upstairs has an equally grand cathedral ceiling.  The large vanity area and separate shower room mean Mom and Dad can get ready for the day without tripping over each other.  When they need a little quiet time there is a private balcony.  The bottom floor has two bedrooms and a full bath.  The owners installed twin water heaters, a wise precaution when teenagers are involved.  Equally wise was the central air conditioning, to keep the condo cool in Summer.  In all it’s a great place for entertaining, or getting away with the family any time of the year.  For more information about this home contact Larry and Louise Oeffling at Ellicottville Real Estate  716-699-6748
